March 2024 Update
As we previously stated a few weeks back in our last update, on January 31, 2024: Arrowhead Colorado Propco, LLC (“ACP”), a company with the same address as Pomeroy Lodging from Canada, has purchased the Homestead parcel for $3,492,700.00. This is the company that has since late 2021, been going through the Douglas County process to change the land use of the parcel from residential to commercial. There is no apparent link with this LLC and Arrowhead Golf Course, which is owned by Texas based ARCIS.
Also as we previously stated, on February 15, 2024. ACP (who bought the parcel on 01.31.24) filed a lawsuit naming the Roxborough Park Foundation and the Douglas County as defendants. The lawsuit is a “Complaint For Legal Access To Landlocked Real Property”.
Pomeroy must complete a public hearing (which they postponed 3 times over the last two years) before Douglas County will move forward on Pomeroy’s request for a land use change of the parcel from residential to commercial. It is not known at this time what effect the lawsuit will have on this DC process. They have until the end of 2024 to complete that DC process; at which time their submittal expires. If they fail to rezone it is not known if they plan to then develop residential condos, apartments or homes on the parcel.
