Quick Background:

In the Fall of 2021, we learned of the threat of development to the Homestead parcel and since then, Save Our Rox (SOR), working with The Roxborough Conservancy (TRC) committee sanctioned by the Roxborough Park Foundation (RPF) Board of Directors, has been continuously trying to find ways to safeguard and preserve the land for our community.

Recent Updates:

On Tuesday November 28, 2023, Pomeroy requested from Douglas County a 6-month extension on their submittal to re-zone the land use of the parcel from residential to club/resort. They did not request a Public Hearing date yet. Therefore, the threat to re-zone is not gone. The realtor for the landowners has told us he is working with prospective, residential developers to put 30-40 condos or apartments on the parcel if the contract with Pomeroy ends. The land is currently zoned residential and there is enough water for 30-40 condos or apartments.

Actions for YOU as a Roxborough Park Homeowner:

1. Write a Letter to the RPF Board in Support of Preservation:  The RPF Board saw over 400 letters sent to Douglas County from our community opposing the rezoning to club/resort desired by Pomeroy last year. However, the Board wants more input from the Roxborough Park Neighborhood community. Therefore, please send a letter as soon as possible to board@roxboroughparkco.com and blence@roxboroughparkco.com indicating your support to buy the Homestead parcel and put it into a conservation easement (after Pomeroy loses their bid to rezone).

2.  Attend the upcoming December Board Meeting: This meeting takes place on Thursday, December 21, 2023.  Why should you attend?  The Board will hear from residents who may not want to preserve the Homestead. Your presence will be a strong indicator that the community wants to preserve the parcel. Please review the recent notice from the RPF HOA Board and Brian Lence that was sent to residents just last week on November 30, 2023.  We believe, based on nearly 700 individual homeowners who have registered on the Save Our Rox database, that we are in the majority to preserve the parcel.  The RPF Board and Brian Lence must do their due diligence and remain “impartial” until they feel they have flushed out all issues surrounding the purchase of this parcel. It is part of the process and is fair.

3.  Attend the Town Hall Community Meeting in January 2024:  This will be the Educational Meeting (DATE TBD) where we will revisit the impacts of any development.  Importantly, we will spell out the cost of buying the parcel as well as various financial offsets that will lessen the net cost to the community. SOR and TRC have spent 18 months researching this and we will present the facts.  A survey will go out to the community immediately following this January Town Hall meeting with the objective to ascertain the desire of the community to buy the parcel.
